Business description

The business is a holiday cottage let based in the centre of the historic town of Lanark, it was built in circa 1910, and is a semi-detached single storey cottage, christened the ‘Wallace Cottage’ by my wife due the historical association that William Wallace had with the town of Lanark.

Its central location is ideal for visiting the New Lanark World Heritage site, which sits alongside the picturesque River Clyde and its famous water falls. It has excellent bus and train transport links, which take under an hour to travel to the City of Glasgow and Edinburgh.

The cottage was purchased in October 2014 and following refurbishment and the furnishing of the property we opened for business in January 2015, and subsequently have been successfully trading for 3 years.

Our clients are mainly holiday makers and business people, some being repeat guests, which are mostly booked through Booking.com, but can also be booked through Expedia, Visit Scotland, TripAdvisor, Airbnb and our web site www.wallacecottage.co.uk.

We can demonstrate from our data based spread sheet the name of all our guests and the periods of their stay, and this is linked to the Free to Book diary management system, which coordinates bookings from the different sources and can produce many types of reports which can be very useful. (We will be very happy to demonstrate the online tools and systems if you are not familiar with them)

We currently have a rating 9.7/10 from booking .com which is based on guest feedback and have maintained this level of rating for the past 3 years.

The cottage can be open 52 weeks of the year, with the flexibility, if required to easily close it using the Free to Book management system. Due to our circumstances our average occupation is only 40% which is mainly due to the number of weeks that we have closed the cottage to potential guests. However, we still achieve a turnover of £14500, and a net profit of £7000.

With the right focus it is our opinion that the business could easily achieve a turnover of £22,000+ and a net profit of £12,000+.

In support of the above, as far as we are aware the Wallace Cottage is the most central holiday let of its kind in Lanark. There are 2 hotels in Lanark, but neither are located centrally. Within minutes of leaving the cottage you have access to shops, supermarkets, restaurants, pubs, cafes, and country walks, no need to drive for a good night out!

All furniture, fixtures and fittings are included in the price, along with our website, and transferrable systems which include ‘Free to Book’, ‘Booking.com’ and the other on-line booking sites mentioned above.
